In order to successfully complete this rental application, please be prepared to provide information for the areas indicated below. 

 

        ·    Complete address of the rental property you're applying for if you are applying for a specific property.

        ·    Complete names of all occupants 18 years of age and older

        ·    Income and/or Employment Details

        ·    Vehicle Details

        ·    Driver's License Number

        ·    Social Security Number 

        ·    Contact information for all Landlords in the past 3 years

        ·    Complete addresses of places you've lived in the past 3 years

        ·    Contact information for all Employers in the past 3 years

        ·    Emergency Contacts and References

        ·    Pet details (if applicable) 

        ·    Information for all sources of your income

o    If you are a Foreign National and do NOT have a Driver’s License issued within the United States, in the "Driver's License Number" field, enter your Passport Number and in the "Driver’s License State" field enter the Country your Passport was issued

       


SCREENING CRITERIA:

 1.      Applicant(s) must have:

a.     A combined gross income of at least two and one-half (2.5) times the monthly rent and

b.     A minimum of two (2) years residential rental or ownership history and

c.     A minimum credit score of 600 is desired

2.     Screening results must not contain:

a.     Bankruptcy within the last five (5) years

b.     Foreclosure within the last five (5) years

c.     Eviction filings within the last ten (10) years

d.     More than one-hundred dollars ($100.00) owed to a previous landlord

e.     More than five (5) unpaid collection accounts (excluding medical and student loans)

f.      Outstanding past due debt exceeding one-thousand dollars ($1,000.00) (excluding medical and student loans)

g.     Judgments

h.     Liens

i.      Unknown degree criminal records within the last ten (10) years

j.      Felonies within the last ten (10) years

k.     Misdemeanors within the last ten (10) years (excluding Misdemeanor Non-Traffic Alcohol Related Offense, Misdemeanor Animal/Wildlife Offense, Misdemeanor DUI, Misdemeanor Traffic)

l.      Registered Sex Offender

m.   Felonies and/or Misdemeanors with a classification of Not Guilty or Dismissed with be excluded from the above.

        3.     Applicant(s) must provide proof of income to the Real Estate Listing Agent

a.     Self-employed Applicants are required to produce two (2) years of tax returns or 1099s.

b.     Non-employed Applicants must provide proof of income

c.     All sources of other income must be verifiable

        4.     Based on the Applicant(s) screening results, Landlord reserves the right

a.     To determine the amount the Tenant(s) will be required to pay as a security deposit Additional pre-paid rent and/or Last Month’s Rent Deposit

        5.     Any request for exceptions to the aforementioned criteria must be submitted in writing to the Real Estate Listing Agent for presentation to the Landlord for consideration.

a.     Should the Landlord approve the request for exception, Landlord reserves the right to require additional security, a guarantor or co-signor, or other additional advance rent payments or any combination of the above.

        6.   Current occupancy standards are a maximum of two (2) persons per bedroom and may change per HUD guidelines.

 

DISCLOSURES:

       1.     Pursuant to the Federal Fair Credit Reporting Act, 15 USC Section 1682, et seq., as amended by the Consumer Credit Reporting Reform Act of 1996, if this application is denied or an additional security deposit or advance rent is required based on information obtained, you may request a copy of your credit report from the credit reporting agency within 60 days of your receipt of an Adverse Action Letter from the screening service used to process the Application.

       2.     Pursuant to Florida law, the Florida Department of Law Enforcement (FDLE) is required to maintain a list of sexual predators and sex offenders to enable the public to request information about these individuals living in their communities. If this information is important to you, contact the FDLE toll free at 1-888-357-7332, via e-mail at sexpred@fdle.state.fl.us, or via the internet at www.fdle.state.fl.us/mcicsearch/sexpreds.asp.

Please allow two (2) business days for processing. We will let you know next steps by email. Your rental application will be processed only after the NON-REFUNDABLE application fee per person has been paid and all parties have electronically signed a Contract to Lease

The results of your rental application will be provided to the Real Estate Agent representing the Landlord. If you have not received a response to your application within two (2) business days, please contact your Real Estate Agent and/or the Real Estate Agent representing the Landlord to inquire.
